We sit down and talk about what you are looking for, your timeline, your budget, and any questions you have. No pressure. No pitch. Just an honest conversation so I know exactly how to serve you.

Get Pre Approved
Before we start touring homes, we get you connected with a trusted lender to determine your buying power. This puts you in a strong position the moment the right property comes up. Sellers take pre approved buyers seriously.

The Home Search
I set you up on a custom property search based on everything we talked about. When something catches your eye, we move fast. I know this area because I live it every day, and that local knowledge is yours to use.

Touring Properties
We walk properties together and I point out things most buyers miss including land drainage, build quality, lot lines, and long term value. For Farm and Ranch properties I bring firsthand knowledge that most agents simply cannot offer.

Making an Offer
When you find the one, we put together a strong competitive offer. I walk you through every line of the contract and make sure you understand what you are signing. This is your biggest investment and you deserve to feel confident in every decision.

Negotiation
This is where I go to work for you. Price, repairs, closing costs, timeline. Everything is on the table. My job is to protect your interests and get you the best possible outcome.

Under Contract
Once we are under contract the clock starts. I coordinate your inspection, appraisal, and lender timeline so nothing slips through the cracks. I stay in contact throughout so you always know exactly where things stand.

Inspection and Option Period
Your inspector gives the home a thorough look. We review the findings together and I help you decide what repairs to request or what to negotiate on price. You are never navigating this alone.

Appraisal
The lender orders an appraisal to confirm the home's value. If anything comes up I handle the conversations so the deal stays on track.
Financing
10 Step
Clear to Close
Your lender gives the green light. We do a final walkthrough to confirm the property is in the agreed upon condition and then we head to the closing table.

Closing Day
You sign. You get the keys. You are officially a homeowner. I will be there with you every step of the way right up until that moment.
